  • Hold Broker's Open Houses which allow agents to preview your property, in person and virtually. This allows brokers to become familiar and to better sell your property to out-of-town buyers.

  • Our customer relations management system—when a listing is entered in our system, or modified— it is automatically emailed to all potential clients and allows us to track client interest for more detailed follow up.

Initial Preparation of the Property

  • A professional photographer will take photos of your property, including interior, exterior and drone footage.

  • A professional property video and/or Matterport Virtual Tour will be created for your property. Virtual tours, drone video, and multiple photos will be a staple in marketing your home. Buyers are attracted to properties online with video and multiple photos vs. a property with limited number of photos. In addition to our websites, we will feature your video on our YouTube and Social Platforms.

  • We will design, create and professionally print property brochures for your property and hand them out at open houses, showings, have them available in our office, as well as have them available digitally to share.

Property Launch

  • We are members of both Cape & Islands MLS as well as MLS PIN (Boston area). We know exposure is key and all of our listings can be viewed by thousands of buyers as well as other real estate agents.

  • We do not withhold listings from other agencies. We market your property within 24 hours of obtaining the listing agreement. We provide maximum exposure of your property on day one.

  • We send our, “Introducing” email to the local brokerage community, as well as the Gibson Sotheby’s International Realty network of 375+ agents across Eastern Massachusetts. In addition, we will send the same email to our relevant client databases.

  • An individual website for YOUR property will have its own individual domain name that can be shared with your friends, family, as well as our entire database. We use a unique system called 'redirecting' which allows us to showcase your property on other popularly visited websites. This allows your website to be captured by search engines.

  • Your property will be distributed to our global property marketing partners, comprised of the most authoritative news, lifestyle and financial voices: New York Times, Juwai.com, Zillow, The Wall Street Journal and many others.

  • We will run Facebook/Instagram advertisements leveraging Social Ad Engines, an exclusive tool that Sotheby’s International Realty has created in partnership with Facebook that will best showcase your property to the most desirable audiences.
